"How long will it take to sell my home?" is usually one of the first things a seller asks me, and honestly, my answer is always the same: it depends.

Some homes get strong interest within days of hitting the market. Others take several weeks, sometimes longer. The difference usually comes down to price, condition, location, marketing, and whatever the market's doing at that moment.

If I had to name the single most common reason a home sits, it's pricing. A lot of homeowners want to "leave room to negotiate" by pricing above market value. I get the instinct, but it usually backfires.

Buyers today have the same comparable-sales data I do. If your home is priced well above similar properties nearby, most of them just skip it rather than negotiate you down. Homes priced right from day one tend to generate more interest, and often end up with stronger offers, than homes that go through round after round of price cuts.


Preparation Matters More Than People Expect

Clean, well-maintained, professionally presented homes move faster. Before you list, I'd focus on professional photography, decluttering, deep cleaning, minor repairs, fresh paint where it's needed, landscaping cleanup, and staging when it makes sense.

Most buyers form their first impression online, so that presentation work has to happen before the photos get taken, not after.


Location Plays a Bigger Role Than Most Sellers Realize

Scottsdale isn't one market, it's a bunch of smaller ones stitched together. Buyer demand shifts between areas like Old Town Scottsdale, McCormick Ranch, Grayhawk, DC Ranch, Troon North, Gainey Ranch, Scottsdale Ranch, and South Scottsdale. Some neighborhoods see more buyer traffic or less competing inventory than others at any given time.

That's exactly why I compare a home to recent sales in its specific area, not to a citywide average. The citywide number rarely tells you what's really going to happen with your home.


Broader Market Conditions Matter Too

Interest rates, inventory levels, buyer confidence, seasonal demand, and the overall economy all affect how fast homes sell. A balanced market calls for a different pricing and marketing approach than a strong seller's market, which is part of why I don't run the same playbook for every listing.


What the Typical Timeline Actually Looks Like

Before listing: Usually 1 to 3 weeks. This is when we prepare the home, handle repairs, schedule photography, finalize pricing, and put the marketing plan together.

Active on the market: This varies the most, and it comes down to buyer demand plus your home's price and condition. Some homes get offers in days, others take longer.

Under contract: Once you accept an offer, buyers typically move through inspection, appraisal if they're financing, loan approval, final underwriting, and closing prep. Escrow usually runs several weeks depending on financing and contract terms.


What Slows a Sale Down

A few things I see extend timelines again and again: overpricing (still the biggest one), deferred maintenance that buyers notice even when sellers have stopped seeing it, weak marketing or thin online exposure, limited showing availability, and financing delays that pop up after you're already under contract.


What Actually Helps a Home Sell Faster

No one can promise you a timeline, but these consistently move the needle: pricing competitively from the start, making the repairs I'd recommend, decluttering and cleaning thoroughly, improving curb appeal, investing in real photography, staying flexible with showings, and working with someone who actually knows your specific Scottsdale neighborhood.

I had a homeowner in North Scottsdale who wanted to list above recent comparable sales because of upgrades they'd made over the years.
